How Our Texas Real Estate Practice Exam Works

Our real estate practice exam Texas candidates use draws 30 questions at random from a pool of 131 original questions: 108 national-portion questions and 23 Texas questions. Questions are picked in proportion to each topic, so a typical set has about five Texas questions and covers every national topic.

Choose a mode before you start. Timed mode gives you 45 minutes for 30 questions, untimed mode removes the clock, and study mode shows the answer and explanation after each question. You can flag questions, use the question navigator and answer with the number keys.

What the Texas Real Estate Exam Covers

The Texas sales agent exam has two portions: a national portion with 80 scored items and a state portion with 40 scored items, plus unscored pretest items. Pearson VUE delivers it for the Texas Real Estate Commission (TREC). You take it after completing 180 hours of qualifying education, made up of six 30-hour courses.

National Portion

The national portion tests general real estate principles and practices, including math. Our bank covers property ownership, land use controls, valuation, financing, agency, contracts, transfer of title, practice of real estate and disclosures. These questions are shared with our real estate practice exam for all states.

Texas State Portion

The state portion covers the Texas Real Estate License Act (TRELA), TREC rules, promulgated contract forms and Texas practice. This real estate practice test for Texas includes 23 state questions on:

  • TREC’s makeup, qualifying education, Sales Agent Apprentice Education and continuing education.
  • Sponsorship: who is responsible for a sales agent’s acts and what happens when sponsorship ends.
  • The Information About Brokerage Services notice and the Consumer Protection Notice.
  • Intermediary rules, appointed license holders and what may not be disclosed.
  • Promulgated contract forms, advertising rules, referral fees and the Recovery Trust Account.

The six qualifying courses mirror these topics: Principles of Real Estate I and II, Law of Agency, Law of Contracts, Promulgated Contract Forms and Real Estate Finance.

Real Estate Math

Math is part of the national portion. Expect commission splits, prorations, loan-to-value, property tax and area calculations, each with the full working shown in our explanations.

Scoring Explained

You must score at least 70% on each portion, national and state, according to TREC rules. Our practice exam uses that 70% pass mark on the results screen. Each passed portion is valid for one year, so if you pass only one, retake the other within that window.

The section breakdown shows whether national topics or Texas law is pulling your score down. That matters: TREC reports that first-time takers from December 2022 to February 2023 passed the national portion at 71% and the state portion at 63%. The exam fee is $43, paid to the exam provider, under the TREC fee schedule effective December 15, 2025.

Tips to Pass the Texas Real Estate Exam

Treat the state portion as its own exam. Study the national material first, then give Texas law and the contract forms dedicated weeks. Plan your schedule with a study planner for exams, keep your test date in view with the exam countdown and check current rules on the TREC sales agent page.

Frequently Asked Questions

Is the Real Estate Exam Hard?

Many candidates find it hard, especially the state portion. Among first-time Texas sales agent takers from December 2022 to February 2023, 71% passed the national portion and 63% passed the state portion, according to TREC. Practising TRELA, TREC rules and the promulgated contracts closes most of that gap.

Is There Math on the Real Estate Exam?

Yes. Real estate math is part of the national portion of the Texas exam. Expect commission, proration, loan-to-value, property tax and area problems. The formulas are few and predictable, so daily practice turns them into dependable points. Every math question in our bank shows the full working.

Is the Real Estate Exam Multiple Choice?

Yes. The Texas sales agent exam delivered by Pearson VUE is multiple choice, with one correct answer per question. Many items are short scenarios about what a license holder must do. Our Texas practice exam uses the same single-answer format so you can rehearse under the same conditions.

How Many Real Estate Exam Questions Are There?

The Texas sales agent exam has 120 scored items: 80 on the national portion and 40 on the state portion, plus unscored pretest items, according to the Pearson VUE handbook for TREC. Our practice exam gives you 30 questions by default from a pool of 131, or 10 questions or the full pool.
