How Our Real Estate Practice Exam GA Works

Our real estate practice exam GA candidates use draws 30 questions at random from a pool of 130 original questions: 108 national-portion questions and 22 Georgia questions. Questions are picked in proportion to each topic, so a typical set has about five Georgia questions and covers every national topic.

Choose a mode before you start. Timed mode gives you 45 minutes for 30 questions, untimed mode removes the clock, and study mode shows the answer and explanation after each question. You can flag questions, use the question navigator and answer with the number keys.

What the Georgia Real Estate Exam Covers

The Georgia salesperson exam has a national portion and a Georgia state portion, administered by PSI for the Georgia Real Estate Commission (GREC). You take it after completing a 75-instructional-hour salesperson prelicense course. The Commission and PSI set question counts and time limits, so check the PSI candidate handbook for the current figures.

National Portion

The national portion tests general real estate principles and practices, including math. Our bank covers property ownership, land use controls, valuation, financing, agency, contracts, transfer of title, practice of real estate and disclosures. These questions are shared with our real estate practice exam for all states.

Georgia State Portion

The state portion covers Georgia license law and Commission rules, including unfair practices, substantive regulations, fair housing and the Recovery Fund. Our 22 Georgia questions fall into two areas:

  • Georgia license law: GREC’s role, prelicense education, license renewal, broker supervision, trust funds, advertising and grounds for discipline.
  • BRRETA and Georgia practice: the Brokerage Relationships in Real Estate Transactions Act, client versus customer, dual agency consent, transaction brokerage, ministerial acts and disclosure duties.

Real Estate Math

Math is part of the national portion. Expect commission splits, prorations, loan-to-value, property tax and area calculations. Every calculation question in our bank shows the full working in its explanation.

Scoring Explained

You need to pass both the national and the Georgia portion. The official passing standard is set out in the PSI candidate handbook, so check it before you book. Our practice exam uses a 75% readiness benchmark, labeled as a benchmark on the results screen rather than as the official cut score.

The section breakdown shows whether national topics or Georgia law is costing you points. Plan beyond the exam as well: a 25-hour post-license course is due within one year of your original license.

Tips to Pass the Georgia Real Estate Exam

Give each portion its own study time. Learn the national material first, then spend dedicated sessions on BRRETA and Commission rules, which are specific to Georgia. Plan your weeks with a study planner for exams and count down to test day with the exam countdown.

Frequently Asked Questions

Is the Real Estate Exam Hard?

The Georgia salesperson exam is challenging because it tests two bodies of knowledge: national real estate principles and Georgia license law. Candidates who finish the 75-hour prelicense course and practise both portions are well prepared. BRRETA brokerage relationships and Commission rules on trust funds and advertising cause the most mistakes.

Is the Real Estate Exam Multiple Choice?

Yes. Real estate licensing exams, including the Georgia salesperson exam delivered by PSI, use multiple-choice questions with one correct answer. Many are short scenarios about what a licensee must do. Our Georgia practice exam uses the same single-answer format so you can practise choosing the best option.

How Many Real Estate Questions Are on the Exam?

The Georgia exam has a national portion and a Georgia state portion. The Georgia Real Estate Commission and PSI set the number of questions and the time limit, so check the current PSI candidate handbook for exact figures. Our practice exam gives you 30 questions by default from a pool of 130.

How Many Real Estate Exams Are There?

Georgia salesperson candidates take one licensing exam with two portions: a national portion on general real estate principles and a state portion on Georgia law and Commission rules. Both are administered by PSI for the Georgia Real Estate Commission. Prepare for both, because each covers different material.
