How Our Free Real Estate Practice Exam Works
Our real estate practice exam is free and draws 30 questions at random from an original bank of 108 questions written in the style of the national (general) portion of the salesperson exam. Every attempt mixes all ten topics in proportion to the bank, so no two sessions are the same and you cannot memorize the order.
Choose a mode before you start. Timed mode gives you 45 minutes for 30 questions, untimed mode removes the clock, and study mode shows the answer and explanation as soon as you check each question. You can flag questions, jump around with the question navigator and answer with the number keys.
Free Online Real Estate Practice Exam
This free online real estate practice exam needs no account and no download, and it works on a phone, tablet or computer. If you close the page mid-test, your progress is saved on your device and you can resume where you left off. Your last ten results are also stored on your device so you can watch your scores improve.
Real Estate Practice Exam Free With Answers
When you submit, you see your score, percentage, time used and a breakdown by topic. The answer review lists every question with your answer, the correct answer, an explanation and a short “why” note on the rule behind it. That makes this a real estate practice exam free with answers you can actually learn from, not just a score.
What the Real Estate Exam Covers
The real estate exam tests whether you can apply real estate principles, contract rules, agency duties and math to everyday transactions. In most states it has a national portion on general principles and a separate state portion on local license law. This page practises the national material, and the state pages add state-law questions.
National Real Estate Practice Exam Topics
The national portion covers the same core areas wherever you test. Our bank follows them closely:
- Property ownership: estates, forms of ownership, encumbrances and legal descriptions.
- Land use controls and regulations: zoning, deed restrictions and environmental rules.
- Valuation and market analysis: appraisal approaches and comparative market analysis.
- Financing: loan types, mortgage clauses and lending laws.
- Agency and brokerage relationships: fiduciary duties, disclosure and dual agency.
- Contracts, transfer of title, practice of real estate and disclosures.
Real Estate Practice Exam Questions by Topic
Our real estate practice exam questions are spread across ten topics, with the largest shares on calculations, agency, contracts and practice of real estate. Questions are mostly scenarios: a buyer, a seller and a licensee in a situation, and you choose the correct or best action. That style matches what the real exam rewards.
Real Estate Math Practice Questions and Answers
Real estate calculations make up 15 of the 108 questions, the largest single topic. Expect commission splits, loan-to-value ratios, prorations, property tax, capitalization rate and area calculations. Each math question shows the full working in the explanation, so these real estate math practice questions and answers double as a formula refresher.
Real Estate Exam Practice Test Scoring Explained
Our real estate exam practice test scores you against a 70% readiness benchmark, labeled as a benchmark on the results screen. There is no single national passing score: each state sets its own, so a benchmark is the honest way to judge readiness on general content. Aim to clear it comfortably on several different random sets.
The topic breakdown matters more than the total. If you score well overall but miss most financing or calculation questions, study that topic before your next attempt.
How Many Questions Are on the Real Estate Practice Exam
Each session has 30 questions by default. You can also choose a quick 10-question set or all 108 questions for a full-length rehearsal. For reference, the Pearson VUE national portion has 80 scored items plus 5 unscored pretest items, so the full bank gives you a longer workout than the real national portion.
Tips to Pass the Real Estate Exam
Candidates who pass on the first attempt usually study little and often, learn the reasoning behind each answer and rehearse under time pressure. Plan your weeks with the study planner for exams and keep your test date in view with the exam countdown.
Learn the Math Formulas
Yes, there is math on the real estate exam, and it is predictable. Write each formula — commission, loan-to-value, cap rate, proration, square footage — on a card and drill them daily. You can make flashcards online for formulas and vocabulary such as easement, lis pendens and novation.
Read Every Answer Choice
The real estate exam is multiple choice, and often two options look correct. Read all four before choosing, watch for words such as “except,” “best” and “first,” and pick the answer that protects the client and follows the law. In study mode, read the “why” note even for questions you got right.
State Real Estate Practice Exams
A free real estate agent practice exam for your state adds the state-law questions that the national portion does not cover. Each state page mixes this 108-question national bank with about 22 original state-law questions:
- Real estate practice exam PA — Pennsylvania license law, agency and seller disclosure.
- Real estate practice exam Florida — Chapter 475, FREC rules and brokerage relationships.
- Real estate practice exam California — DRE law, agency and California disclosures.
- Texas real estate practice exam — TRELA, TREC rules and promulgated contracts.
- Georgia real estate practice exam — Georgia license law and BRRETA.

Frequently Asked Questions
Is the Real Estate Exam Hard?
The real estate exam is challenging but very passable for candidates who finish their prelicensing course and practise regularly. Many questions are scenarios with two plausible answers, and the math and agency questions trip up the most people. Taking timed practice tests and reviewing every explanation is the most reliable way to close the gap.
What Is the Passing Score for the Real Estate Exam?
There is no single national passing score, because each state sets its own standard. For example, California requires 70% correct, Florida requires 75 or higher, and Texas requires at least 70% on each portion. Our national practice test uses a 70% readiness benchmark, clearly labeled as a benchmark rather than an official cut score.
How Many Real Estate Questions Are on the Exam?
It depends on the state. The Pearson VUE national portion used in states such as Pennsylvania and Texas has 80 scored items plus 5 unscored pretest items, and those states add a 40-question state portion. Florida’s exam has 100 questions and California’s has 150. Your state candidate handbook gives the exact count.
How Many Real Estate Exams Are There?
Most states give one licensing exam split into two portions: a national portion on general real estate principles and a state portion on that state’s license law. You pass each portion separately. Some states, such as Florida and California, use a single combined exam instead of two separately scored parts.
