How Our Real Estate Practice Exam CA Works

Our real estate practice exam CA candidates use draws 30 questions at random from a pool of 131 original questions: 108 on general real estate principles and 23 on California law and practice. Questions are picked in proportion to each topic, so every set includes California items alongside principles and math.

Choose a mode before you start. Timed mode gives you 36 minutes for 30 questions, the same pace as the real exam (3 hours for 150 questions). Untimed mode removes the clock, and study mode shows the answer and explanation after each question. You can flag questions and jump around with the question navigator.

What the California Real Estate Exam Covers

The California salesperson exam is run by the California Department of Real Estate (DRE) itself, not a national vendor, and it is a single 150-question test rather than separate national and state portions. Before you can take it, you must complete three college-level courses: Real Estate Principles, Real Estate Practice and one elective. The DRE lists the full salesperson exam requirements.

California Real Estate Practice Exam Questions

The DRE exam covers property ownership and land use, laws of agency, valuation, financing, transfer of property, practice and disclosures, and contracts. Our California real estate practice exam questions add two state-specific areas to the general bank:

  • California real estate law: the DRE and Business and Professions Code, license terms, continuing education, broker supervision, trust funds and advance fees.
  • California disclosures and practice: the agency disclosure form, dual agency, the Transfer Disclosure Statement, natural hazard disclosures and other required notices.

Laws of Agency and Property Ownership

Agency and ownership questions test who a licensee represents and what the buyer or seller actually owns. Expect scenarios on fiduciary duties, when the agency disclosure form must be given, dual agency consent, forms of ownership, easements and encumbrances. These real estate practice questions for California reward careful reading of who said what to whom.

Real Estate Math

Math questions appear within the content areas rather than as a separate section. Expect commission splits, prorations, loan-to-value, property tax and area calculations. Every calculation question in our bank shows the full working in the explanation.

Scoring Explained

You need 70% correct to pass the California salesperson exam, according to the DRE (broker candidates need 75%). Our practice exam uses that 70% pass mark on the results screen. Passing examinees are not told their final score, so aim well above 70% in practice to give yourself a margin.

The results screen also breaks your score down by section, so you can see whether California law or a general topic needs work. The DRE salesperson exam fee is $100 (fee schedule effective July 1, 2024), or $450 for the combined exam and license application, and fees are non-refundable. You must pass the exam within two years of filing your application.

Tips to Pass the CA Real Estate Exam

The CA real estate exam rewards stamina as much as knowledge. Build up to a full-length timed session, keep a list of every topic you miss and revisit it weekly. Plan your weeks with a study planner for exams and keep your exam date in view with the exam countdown.

Use the California Real Estate Practice Exam Free Mode

Study mode is the most useful free mode early on: you check each answer as you go and read the explanation immediately. Switch to timed mode once your scores settle above 70%, then choose the full pool to rehearse a long sitting.

Review Every Answer Explanation

This real estate practice exam is free with answers for a reason: the explanations are where you learn. Read the “why” note on every miss, then turn the rule into a card — you can make flashcards online for disclosure forms, deadlines and agency terms.

Frequently Asked Questions

Is the Real Estate Exam Hard?

The California salesperson exam is long rather than tricky: 150 multiple-choice questions in 3 hours, and you need 70% correct. Candidates who finish the three required courses and practise at full pace do well. Agency, disclosures and contracts cause the most mistakes, so build those into every practice session.

What Kind of Questions Are on the Real Estate Exam?

The California exam asks multiple-choice questions on property ownership and land use, laws of agency, valuation, financing, transfer of property, practice and disclosures, and contracts. Most are short scenarios that ask what a licensee should do. Math questions on commissions, prorations and loans appear within those areas.

Is the Real Estate Exam Multiple Choice?

Yes. The California Department of Real Estate salesperson exam has 150 multiple-choice questions, according to the DRE. Each question has one correct answer. Our California practice exam uses the same single-answer format, so you can rehearse reading all four options and choosing the best one under time pressure.

How Many Questions Are on the Real Estate Practice Exam?

Our California practice exam gives you 30 questions by default, drawn from a pool of 131: 108 general real estate questions and 23 California questions. You can also choose 10 questions or the whole pool. The real DRE salesperson exam has 150 questions and a 3-hour time limit.
