How Our PA Real Estate Practice Exam Works
Our PA real estate practice exam draws 30 questions at random from a pool of 130 original questions: 108 national-portion questions and 22 Pennsylvania questions. Questions are picked in proportion to each topic, so a typical set has about five Pennsylvania questions and covers all ten national topics.
Pick a mode before you start. Timed mode gives you 45 minutes for 30 questions, untimed mode removes the clock, and study mode reveals the answer and explanation after each question. You can flag questions, use the question navigator and answer with the number keys.

What the Pennsylvania Real Estate Exam Covers
The Pennsylvania salesperson exam has two parts that you must pass separately: a national portion with 80 scored items and a Pennsylvania state portion with 40 scored items, plus unscored pretest items. Pearson VUE delivers the exam for the State Real Estate Commission and replaced PSI on April 1, 2023, so older “PSI real estate practice exam” material may not match the current outlines.
National Portion
The national portion tests general real estate principles and practices, including math. Our bank covers property ownership, land use controls, valuation, financing, agency, contracts, transfer of title, practice of real estate, disclosures and calculations. These real estate practice exam questions are shared with our real estate practice exam for all states.
Pennsylvania State Portion
The state portion covers the Real Estate Licensing and Registration Act (RELRA), Commission rules and Pennsylvania practice. Our 22 state questions are split into two areas:
- Pennsylvania license law: license categories, who may pay a salesperson, escrow handling, the Recovery Fund and acts that lead to discipline.
- Pennsylvania practice and disclosures: the Consumer Notice, business relationships including designated and dual agency, transaction licensees and the Seller Disclosure Law.
Real Estate Math
Math appears on the national portion, not as a separate test. Expect commission, proration, loan-to-value and area problems. Every calculation question in our bank shows the full working in the explanation.
Scoring Explained
You must pass both the national and the Pennsylvania portion. The Commission does not publish a fixed percentage on its pages, so check the Pearson VUE candidate handbook for the official passing standard. Our practice test uses a 75% readiness benchmark, labeled as a benchmark on the results screen.
The results screen also breaks your score down by section, so you can see whether the Pennsylvania questions or a national topic is holding you back. Keep timing in mind too: Pennsylvania requires 75 hours of coursework, completed within five years before you pass, and both parts must be passed within three years before you apply.
Tips to Pass the PA Real Estate Exam
Most first-time passers treat the two portions as two exams. Take a mixed practice test each week, then spend extra time on the portion with the weaker section scores. Plan your weeks with a study planner for exams and count down to test day with the exam countdown.
Practice Real Estate Math Daily
Ten minutes of math a day beats a weekend cram. Write each formula on a card — you can make flashcards online — and work two or three problems daily until the setup is automatic. Math questions are usually the easiest points to gain.
Review Every Answer Explanation
A real estate practice exam free with answers only helps if you read the answers. After each set, review every question you missed, read the explanation and the “why” note, and list the rule in your own words. For Pennsylvania items, tie each rule back to RELRA or the Seller Disclosure Law.

Frequently Asked Questions
Is the Real Estate Exam Hard?
The Pennsylvania real estate exam is demanding because you must pass two portions separately: 80 scored national questions and 40 scored Pennsylvania questions. Candidates who finish the 75-hour course and practise both portions usually do well. The state portion catches people who skim RELRA, the Consumer Notice and seller disclosure rules.
Is the Real Estate Exam Multiple Choice?
Yes. The Pennsylvania salesperson exam delivered by Pearson VUE is multiple choice, with one correct answer per question. Many questions are short scenarios that ask what a licensee must do, so practise reading all the options before choosing. Our PA practice exam uses the same single-answer format.
How Many Questions Are on the Real Estate Practice Exam?
Our PA practice exam gives you 30 questions by default, drawn from a pool of 130: 108 national questions and 22 Pennsylvania questions. You can also choose 10 questions or the whole pool. The real exam has 120 scored items — 80 national and 40 Pennsylvania — plus unscored pretest items.
How Many Real Estate Exams Are There?
Pennsylvania salesperson candidates take one exam with two parts, the national portion and the Pennsylvania state portion, and each part must be passed. If you have held an active license in another state within the last five years, you take only the Pennsylvania portion, according to the Department of State.
