How Our Florida Real Estate Practice Exam Works
Our Florida real estate practice exam draws 30 questions at random from a pool of 132 original questions: 108 questions on general real estate principles and 24 questions on Florida law and practice. Questions are picked in proportion to each topic, so every set includes Florida-specific items alongside principles and math.
Choose a mode before you start. Timed mode gives you 60 minutes for 30 questions, which matches the pace of the real exam (3½ hours for 100 questions). Untimed mode removes the clock, and study mode shows the answer and explanation after each question. You can flag questions and move around with the question navigator.
Free Florida Real Estate Practice Exam
This Florida real estate practice exam is free, with no account or download. It runs on any phone, tablet or computer, saves an unfinished test on your device so you can resume after a reload, and keeps your last ten results so you can see your trend.
What the Florida Real Estate Exam Covers
The Florida sales associate exam is a single test of 100 multiple-choice questions covering 19 content areas, with no separate national portion. You take it after completing a FREC-approved 63-hour prelicensing course. Our Florida real estate practice exam questions follow the same mix of principles, Florida law and math.
Real Estate Principles and Practices
Principles questions cover property ownership, land use, valuation, financing, agency, contracts, transfer of title and disclosures. They are mostly scenarios: a buyer, a seller and a licensee in a situation, and you choose the correct action. These questions come from the same bank as our real estate practice exam.
Florida License Law and Rules
Florida license law is a core part of the exam, and 20 of our 24 Florida questions focus on it. They cover:
- Chapter 475 and FREC rules, including FREC’s place within the DBPR and how members are appointed.
- Education requirements: prelicensing, post-licensing and continuing education.
- Brokerage relationships: the transaction broker presumption, single agents and designated sales associates.
- Escrow rules: deposit deadlines, conflicting demands and how much of the broker’s own money may sit in escrow.
- Advertising, commissions, unlicensed activity and the Recovery Fund.
The remaining Florida questions cover practice topics such as required contract notices, seller disclosure under Johnson v. Davis and the property tax disclosure summary.
Real Estate Math
Math appears throughout the exam. Expect commission, proration, loan-to-value, property tax and area problems. Each calculation question in our bank shows the full working, so you can check your setup as well as your answer.
Scoring Explained
Florida requires a score of 75 or higher on the sales associate exam, according to the Florida DBPR. Our practice exam uses that 75% pass mark on the results screen, so a pass on our test means you cleared the same percentage the state requires.
Your results also break down by section, which shows whether Florida law or a principles topic is costing you points. After you pass, keep in mind that your course completion is valid for licensure for two years, and a 45-hour post-licensing course is due before your first renewal.
Tips to Pass the Florida Real Estate Exam
The best Florida real estate practice exam routine is short and frequent: one mixed set a day, a full review of every miss and extra time on Florida law. Plan your schedule with a study planner for exams and track your test date with the exam countdown.
Practice With Answer Explanations
A real estate practice test with answers helps only if you study the answers. Use study mode for your first sets and read both the explanation and the “why” note. Put deadlines and numbers from Chapter 475 on cards — you can make flashcards online — and review them daily.
Retake Updated Practice Exams
Each attempt draws a new random set, so retaking the test is real practice rather than memorization. Our questions were written and checked in 2026, so you do not need to hunt for a free Florida real estate practice exam 2025 edition. Aim to clear 75% on several different sets in timed mode before you book.

Frequently Asked Questions
Is the Real Estate Exam Hard?
The Florida sales associate exam is challenging because it covers 19 content areas in one test and you need 75 or higher to pass. Candidates who finish the 63-hour FREC course and practise regularly are well prepared. Florida license law, brokerage relationships and escrow rules cause the most trouble, so practise those topics often.
Is There Math on the Real Estate Exam?
Yes. The Florida exam includes real estate math such as commissions, prorations, loan-to-value, property tax and area calculations. The problems are short and formula-based, so steady practice turns them into reliable points. Our practice exam includes calculation questions with the full working shown in every explanation.
Is the Real Estate Exam Multiple Choice?
Yes. The Florida real estate sales associate examination consists of 100 multiple-choice questions, according to the Florida DBPR candidate information booklet. Each question has one correct answer, and many are short scenarios about what a licensee must do. Our Florida practice exam uses the same single-answer format.
How Many Real Estate Questions Are on the Exam?
The Florida sales associate exam has 100 multiple-choice questions and you have 3½ hours to finish, according to the Florida DBPR. Our practice exam gives you 30 questions by default from a pool of 132, and you can choose 10 questions or the whole pool for a longer rehearsal.
